PHASES AND WHAT TO EXPECT

PRE DESIGN 

Research: 

We meet with you to understand the parameters of your project. We visit your site location to verify existing conditions and to determine the circumstances and constraints that will influence your project. We calculate anticipated design costs and time schedules.

SCHEMATIC DESIGN

  • Interior theme development 
  • Mood Boards 
  • Floor plan explorations 
  • 3D rendering 

We develop a detailed scope, schedule, and conceptual design for your project. We arrive at a clearly defined, feasible concept. We explore the most promising design solutions by preparing various visual aids and floor plan options. We communicate with you frequently during this process for your feedback and collaboration.

DESIGN DEVELOPMENT

  • Develop approved floor plan 
  • Preliminary drawings for cabinetry and built-in elements
  • Elevations and detailed drawings 
  • Final 3D render 
  • Specify FF&E (Finishes, fixtures, and equipment) This includes but is not limited to windows, doors, lighting, electrical, plumbing, cabinetry, hardware, flooring, tile and stone, appliances, paint, wall treatments, trim details, furnishings, accessories, decor, etc. 

We expand the approved schematic design and develop detailed plans and drawings to illustrate all aspects of the design. We specify finishes, furnishings, fixtures, and accessories. We meet with you during this process for collaboration and final approval.

CONSTRUCTION DOCUMENTS

  • Final floor plan 
  • Reflected ceiling plan, electrical, and lighting plan
  • Cabinetry and built-in plans 
  • Elevations and detailed drawings 
  • Detailed specification sheet 
  • Procure quotes and estimates for finishes and materials (when applicable) 
  • Purchase FF&A (Furnishings, fixtures, and accessories) 

We prepare detailed drawings and specifications which the general contractor and subcontractors will use to establish the actual construction cost and to build out the project. We purchase approved furnishings, fixtures, and accessories.

CONSTRUCTION ADMINISTRATION

Observe: 

  • Provide additional drawings and designs as needed 
  • Review build-out to ensure compliance with plans 
  • Schedule installation of FF&A (Furnishings, fixtures, and accessories) 
  • Punch list 

Construction begins. We make regular site visits to verify the progress and quality of work being done, providing additional drawings and designs when necessary. We communicate with contractors and subcontractors. We provide a final punch list. We manage the installation of furnishings decor, and accessories.
